Small space, big living.

The Noe Valley Four is a multi-family renovation and addition project in Noe Valley, San Francisco. Situated in a 25-ft lot with abutting properties on both sides, the existing non-conforming building contains 4 residential units, a car garage, a common staircase, private decks, and a rear yard. Two large, corner bay windows respond to the traditional bay windows prevalent in the neighborhood. The work includes interior renovations, a fourth floor addition, expansion towards the rear yard, facade renovation, garage level excavation, and full seismic retrofit with sprinkler system installed. A new butterfly roof adds character, creates interesting spaces, and solves the problem of light deprivation which is typical to houses on narrow lots.

This project was completed at Kerman Morris Architects in San Francisco, where I served as Lead Project Architect and Manager, contributing to the schematic design, design development, construction documents, and construction administration phases.

Project overview

Noe Valley Four renovates and expands an existing four-unit building on a 25-foot-wide San Francisco lot. The work includes interior renovations, a fourth-floor addition, a rear expansion, façade renewal, garage-level excavation, and a seismic retrofit. Large corner bay windows respond to the neighborhood’s traditional bays, while a butterfly roof brings light into the narrow footprint. Private decks and a rear yard provide outdoor space for the residences.

Role & contribution

As Lead Project Architect and Manager at Kerman Morris Architects, I worked directly with the developer through schematic design, design development, construction documents, and construction administration. I developed the housing design within the constraints of the existing building and coordinated the renovation, addition, and building-system requirements.

Working within the existing building

The project combines interior renovation and expansion with a full seismic retrofit and sprinkler installation. Bay windows, private decks, and the butterfly roof bring light and outdoor access to the residences.
